Villages of Five Points
The Villages of Five Points Complex, which is located just outside of historic Lewes’ city limits, was launched in 2002. This multi-phase community includes Villages of Five Points Downtown, Villages of Five Points North, Villages of Five Points East and Villages of Five Points West. One of the distinctive features of the community is that it was designed as a small town neighborhood so residents can stroll the lamp-lit sidewalks to the nearby shops and restaurants.
This amenity-rich community boasts tennis courts, a pool, community center, jogging trails, sports fields and an outdoor pavilion that showcases concerts, theatrical productions and film screenings. And the some of the commercial venues in the Downtown Plaza include a hair salon, a grocery store, professional offices, restaurants; such as Fish On!, The Green Turtle Sports Bar & Grille and Arena’s Café; and so much more!
Villages of Five Points North was the initial phase with the first condominium construction being completed in 2003, with condos in the East Village also proceeding to settlement in 2003. The Downtown Plaza area, which was under development from 2003 through 2006, is a blend of commercial sites, loft-style condominiums and architecturally-unique townhouses, some with elevators. The East and West Villages were designated for single-family homes. Gemcraft built the homes in the West Village, while the East Village has custom-built homes and parcels of land for your future dream home.
Condos had a median price of $220,000 for sales in 2009, while the townhouses are generally selling in the mid-$300k range with some of the garage units having sold in the mid- to upper-$400,000s. The single-family home sales had a median price of $407,900 for 2009, while the lots in Village East for custom-built homes showed a median price of $169,000 for sales in 2008 and 2009.
